Hill and Clark endeavour to ensure that all properties being let are to the highest standard.  We will deal professionally and swiftly with all maintenance issues reported to us.  We are well aware of the property Health and Safety Rating System and advise all our Landlord clients accordingly.

 

As a professional letting company all tenants will be dealt with fairly, and respected as individuals. Tenant’s personal information will be kept confidential and not disclosed to third parties without their consent.

 

During the tenancy we carry out notified periodic inspections which are not only reassuring for our Landlord client, but also are an opportunity for tenants to inform Hill and Clark of any concerns or issues connected with the property.

 

We have the benefit of an out of hours telephone service and emergency telephone number for the use of our tenants should an emergency occur outside of our usual business hours.

 

All Tenants on the agreement must be:-

•  Over 18 years of age.

•  In regular permanent employment and/or be able to show financial ability to pay rent.

•  Able if required to provide a U.K based guarantor.

•  All tenants over 18 years of age will require to be referenced and detailed on the agreement.

Deposit

 

Hill and Clark as professional agents register every deposit against possible non-payment of rent or damage to property with the Tenancy Deposit Scheme (TDS). When a tenancy comes to an end, there is usually no disagreement about the return of the deposit. But sometimes there is, and this can cause much hardship and inconvenience to both landlord and tenant.

 

The Housing Act 2004 made provision for both the protection of tenancy deposits and the resolution of disputes over their return. Hill and Clark register all deposits with the Dispute Service who have been awarded a contract by the Government to run the Tenancy Deposit Scheme (TDS).

 

All deposits taken for Assured Shorthold Tenancies must be covered by a tenancy deposit protection scheme.
