For our Landlords ... we offer a complete lettings service for you.
As part of our comprehensive package we will:
• Take comprehensive details of your property, and provide a realistic rental valuation. To optimise your return and get the property Let quickly, we will advise you on the preparation required for the property to let and ensure you comply with all the many complex legal requirements.
• Market the property to as wide an audience as possible, which will include, Rightmove, Zoopla and other property portals, local press, and display the details on our own Internet Website. We will also keep printed details available for collection from a local estate agent in Boston, send details of your property to waiting applicants, and erect a To Let board if required.
• Organise an Energy Performance Certificate (EPC), mandatory since October 2008, subject to Landlord instruction if one is not already available.
• We will find suitable Tenants for the property, conduct accompanied viewings, interviews and take up suitable references and credit checks, which we will be externally verified.
• Prepare a detailed Inventory and Schedule of Condition with photographs, which the tenants will sign as a true and accurate record of the properties condition on the date they move in.
• Ensure that a Landlords Gas Safety Certificate is obtained where necessary before letting which will be given to the Tenant before the Tenant moves into the property and arranged annually thereafter.
• Prepare the Tenancy Agreement, arrange for it to be signed and witnessed, collect the first month’s rent and the property deposit (usually equivalent to one and a half months rent).
• Prepare detailed accounts of all rental monies which can be sent to the Landlord by email or via post if preferred. No fees are payable until such time as a tenant has been found, Tenancy Agreement executed, and first month’s rent has been paid.
• Take accessible meter readings and advise utilities (gas, electricity, local authority, water etc) of change of occupiers.
• Register tenants deposit, provide the tenant with a certificate and deal with its return at the end of the tenancy all as required by legislation. We will hold the property deposit until the end of the Tenancy, as stakeholders.
